半炭化チップの床下敷設利用（断熱資材）を想定し，加熱温度270～300℃，酸素濃度1～4％で半炭化させた木材（ベイマツ心材）について，質量減少率を指標に断熱性，吸湿性，強度性能などの変化を調べた。熱伝導率は質量減少率の増加につれて直線的に低下し，その低下率は質量減少率1％あたり約0.75％であった。熱伝導率低下の主要因は密度低下による空隙率の増加であったが，熱橋となる実質の熱伝導率も吸湿性低下と真密度低下によって最大5％低下することが熱伝導モデル解析から明らかとなった。質量減少率が40％に達すると圧縮強度およびせん断強度は1/4程度に低下したが，繰り返し落下衝撃による粉化率は10％以下に留まった。耐朽性が確保される質量減少率20％以上を前提とすれば，断熱性と耐衝撃性を両立させる半炭化条件は，質量減少率で20～40％の範囲と言える。
