Essential Factors Enhancing Industrialized Building Implementation in Malaysian Residential Projects

Sustainable residential development requires a balance between the increasing demand for housing and efficient use of materials resources. The industrialized building systems (IBSs) through new techniques holds high potential as an optimum construction alternative. Although considerable research has been conducted on buildings, very few studies have focused low- mid-rise buildings. Therefore, this paper aims to fill gap. An extensive literature review was identify critical success factors (CSFs) followed by interview discuss validate collected factors. This study resulted in twenty-six grouped into five CSFs comprising planning control, roles responsibilities, policies incentives, industry maturity technology advancement. In addition, 219 survey responses were analyzed. Three perceived differently among organizations including commitment toward IBS policy, implementation preferential policy IBSs imposition higher taxes waste dumping. top early implement IBSs, extended training local labor, effective communication project players, location evaluation accessibility standardized design concept adoption. findings will help policymakers current practices develop roadmap sustainable all organizations.
