How to Activate the Value in Existing Stocks through Adaptive Reuse: An Incremental Architecture Strategy

This paper illustrates a methodology for the remediation of polluted ex-industrial sites that considers adaptive and reuse previously productive buildings is structured in an incremental strategy. The main features intervention are generally considered: low investment; high heritage awareness; urban identity; strong community engagement; green concern. These characteristics only partially compatible with transformation brownfields, mainly because their usual size area, as it would require large initial investment to purchase convert entire asset. To tackle this issue, we proposing strategy starts from design process based on three principles: (i) keeping reusing much existing facilities possible; (ii) drawing masterplan layout according pollutants, zone distribution techniques; (iii) increasing public interest towards attracting investors stimulating mechanism rise market value real estate property. illustrated through project reactivate abandoned industrial area Venice, Italy.
