This paper studies a borrower’s optimal decision, when he has the choice to make early payment, to close a fixed rate mortgage. Mathematically we use several integral identities to design an effective Newton algorithm to solve for the optimal prepayment curve iteratively. Numerical evidence shows that the algorithm is fast and stable.
